Exterior Basement Waterproofing in Western PA

Exterior waterproofing is the most comprehensive way to protect a basement, because it stops water outside the wall before it ever reaches your foundation. We excavate down to the footing, prep and seal the foundation with a Tremco liquid foundation sealer, install Platon foundation wrap to channel water away from the wall, and set a 4-inch perforated footer drain in clean washed 2B river rock to carry groundwater off for good. It is the most thorough method there is, and it is also the work most companies in our area will not take on. We do it all the time, on concrete block, poured concrete, and older stone foundations, and we would rather do it right than do it twice.

What We Provide

Tremco liquid foundation sealer (professional-grade waterproof coating)
Platon foundation wrap with termination bar

Warning Signs

Signs You Need Exterior

If you notice any of these warning signs, contact us for a free inspection.

Water Coming Through Walls (Not Joints)

When water is actively penetrating through the wall material itself rather than the floor-wall joint, exterior waterproofing addresses the problem at its source.

Severe or Multiple Foundation Cracks

When the exterior face of your foundation has significant deterioration or multiple cracks, exterior excavation allows repair from the outside (the most effective approach).

Stone Foundations

Many older homes in Western PA have stone foundations that are porous by nature. Exterior waterproofing with a membrane system is often the best solution for these homes.

Our Process

How Our Exterior Process Works

1

Excavation to Expose the Foundation

We carefully dig down along the wall to expose the full foundation, whether it is concrete block, poured concrete, or stone. We protect landscaping and utilities and work safely section by section.

2

Surface Preparation

We grind off any old, failing waterproofing so the new sealant bonds to a clean surface. Bonding is everything; skip this step and the new coating will not last.

3

Tremco Liquid Foundation Sealer

We apply a Tremco liquid foundation sealer across the exposed wall, a proven professional-grade waterproof membrane that seals the foundation surface itself.

4

Platon Foundation Wrap

Over the sealer we install Platon foundation wrap, secured at the top with a termination bar. This dimpled membrane creates an air gap and drainage plane so water is channeled down and away from the wall instead of sitting against it.

5

Footer Drain Installation

At the base we install a 4-inch perforated footer pipe wrapped in non-woven geotextile fabric, bedded in clean washed 2B river rock. This is the drain that collects groundwater at the footing and carries it away.

6

Cleanouts for Long-Term Servicing

We install cleanouts so the footer pipe can be flushed and serviced down the road. A drain you can maintain is a drain that keeps working for decades.

7

Backfill & Final Grading

We backfill and slope the soil away from the foundation so surface water runs off instead of pooling against your house, and restore the area when we are finished.

FAQ

Exterior Questions Answered

Common questions about our services. Can't find your answer? Call us.

Should I get interior or exterior waterproofing?

It depends on what is causing the water and how your foundation is built. Interior systems are excellent for managing groundwater and are less disruptive; exterior systems stop water at the source and protect the foundation wall itself, which is the right call for failing foundations, certain wall cracks, and homes where the problem starts outside. We will look at your specific situation and recommend the approach that actually solves it, not the one that is easiest for us.

What is Platon foundation wrap?

Platon is a tough, dimpled waterproofing membrane installed against the outside of the foundation after sealing. The dimples create an air gap and a drainage channel, so water is directed down to the footer drain instead of pressing against your wall. It is secured at the top with a termination bar.

Why do you use a Tremco sealer instead of just a tar coating?

The exposed foundation gets a Tremco liquid foundation sealer, a professional-grade waterproof coating that bonds to the wall and seals the surface far more reliably than basic asphalt tar. Paired with the Platon wrap and footer drain, it is a complete system: seal the wall, give water a path, and drain it away.

How long does an exterior waterproofing job take?

Most residential exterior jobs take a few days depending on the size of the home, depth of excavation, and access. We will give you a clear timeline with your free estimate.

How much does exterior waterproofing cost?

Exterior waterproofing in Western PA typically ranges from $8,000-$25,000+ depending on foundation size, depth, and site conditions. It is more expensive than interior waterproofing due to the excavation involved, but provides the most complete protection.

Will exterior waterproofing damage my landscaping?

Excavation will temporarily disrupt the area immediately adjacent to your foundation. We take care to protect established plants and trees where possible, and we restore grading and basic landscaping as part of every project.
